Monona is almost entirely built out and most of it went up in the middle of the last century, so the slabs here are a consistent age in a way they are not anywhere else we work. Sixty-year-old concrete that has been parked on and never coated is close to the ideal candidate: worn on the surface, sound underneath, and the wear is exactly what grinding removes.

It is a good sign, not a bad one. Dusting is the weak top layer giving up, and diamond grinding removes exactly that layer to reach the sound concrete underneath.

The garage is small. Is it worth it?

Pricing is per square foot, so a single detached garage is one of the cheapest jobs we do — and the reasons for doing it are the same: salt, hot tires and a slab that otherwise absorbs everything.
