Why Full Flake
Flake is broadcast to refusal — until the floor won't take another chip — then scraped and vacuumed back to a consistent profile before the topcoat goes on. That buildup is what makes the surface durable, slip-resistant, and uniform.

Full-flake epoxy runs $5–$7 per square foot and full-flake polyurea runs $6–$9 per square foot, with all of the preparation included — grinding, crack repair and joint work are inside that number, not added on later. Neither is better in every case. Polyurea cures faster, holds its color in direct sun, and flexes with a slab that moves through freeze-thaw. Epoxy builds thicker and offers excellent adhesion and value on a sound interior slab. We install both, so we have no reason to steer you.
That's almost always a prep failure, not a product failure. Coatings peel when they were applied over a sealed, unprepared, or acid-etched surface. We mechanically diamond grind every floor to open the concrete profile so the base coat bonds into the slab rather than sitting on top of it.
Both depend on the system and the conditions on site — polyurea returns to service faster than epoxy. We give you the specific schedule, including walk-on and park-on times, with your quote, so you know exactly how long the garage is out of use before we start.
Yes. Cracks, spalls, pits, and control joints are filled and shaped as part of the process, before any coating goes down. Coating over an unrepaired crack just telegraphs it back through the finish.
Salt and de-icers are exactly what these systems are specified for. The clear topcoat is the layer that takes the salt, the melt water, and the hot tires. A sealed, seamless surface also means the brine isn't soaking into your concrete the way it does on a bare slab.
Sweep or blow it out, then mop or hose it down. There are no seams or grout lines holding dirt. For winter salt residue, plain warm water and a soft-bristle push broom is usually all it takes.
